Private viewings and open houses provide opportunities for buyers to view your property and get a sense of what it is like to live there. Ideally, you will want them to be impressed by what they see – and motivated to make an offer.

As your real estate agent, I ensure we maximize the potential of every viewing and open house. To accomplish that, I advise you on how best to prepare your property, I market it to qualified buyers, and then, at viewings, draw their attention to the great qualities of your house.

When it comes to scheduling, I coordinate with you to select days and times that are as convenient as possible. Obviously, I encourage you to be as flexible as you can, as that will enable more buyers to see your property. Weekends, in particular, are popular for viewings.

There are a few simple things you can do to help make showings more successful and ensure your home makes the best possible first impression:

• Make sure your home is neat, clean, and clutter-free.
• Put away laundry, dishes, toiletries, and everyday items from countertops and surfaces.
• Make the beds and fluff pillows, throws, and cushions.
• Vacuum floors and tidy high-traffic areas before showings.
• Clean kitchen counters, sinks, and appliances, and tuck away smaller appliances where possible.
• Try to avoid cooking foods with strong smells before showings.
• Clean bathroom counters, mirrors, sinks, and toilets, and remove soap and shampoo bottles from showers and tubs.
• Open blinds and curtains to let in as much natural light as possible.
• Turn on all lights before showings to help the home feel bright and welcoming.
• Mow the lawn and keep the front and backyard tidy and well maintained.
• Put away outdoor toys, tools, garden supplies, and personal items.
• In the winter, ensure walkways and driveways are cleared of snow and ice.
• If possible, remove pets during showings or take them for a walk.
• Leave the home during showings so buyers can feel comfortable exploring the property at their own pace.
